NEW BUILD - SHOOTASH HAMPSHIRE

A small agricultural barn had previously gained class Q planning approval to convert to a separate dwelling with provision of a new open garage to rehouse the barns Bat population. Subsequently, the client contacted MWA to explore available architectural options both as a result of forthcoming expiration of the class Q approval and to achieve discharge of various planning conditions.

 

Regaining class Q approval also provided an opportunity on the clients behalf to explore further architectural design solutions in applying for a replacement enlarged dwelling using the principal established in planning law of “class Q fallback”, this also required the newly introduced requirement for a nitrate neutrality assessment. This was all successfully achieved with planning approvals allowing the client to realise additional value in selling the project as a development site for an enlarged new dwelling (see example CGI’s) and while satisfying planning policy it also left the possibility for any future owner to tweak the design.
